Patriot Restoration works with a Boston area condominium complex that includes four buildings, two parking garages, and over 1000 living units, which help maintain the integrity of the structures. As masonry ages, the weather takes a toll on the waterproof integrity and overall appearance of the building’s exterior.

Our program, which includes refreshing one or more sides of the ten-story condo units each year, improves their value and desirability — even the quality of life for the residents.

The managers of this five-unit, 10-story buildings and two parking garage condominium-complex had, for many years, been contracting with various restoration contractors with less than satisfactory results. Having suffered through deficient work and repairs that rapidly deteriorated, they learned the hard way that all contractors are not equal. A solution evolved when Patriot Restoration was engaged to handle the project. Along with the residential structures, the parking garages also needed serious attention after suffering from the effects of weather and road salt. Now periodic garage repairs and refreshes are included in Patriot’s continuous maintenance of this extensive property.

Both managers and residents were so pleased that they were able to finally commit to a contractor to handle their needs year to year. “Patriot is the only contractor we’ve found that delivers excellent quality of work. They consistently stand behind their commitments and care about the needs of our residence. They make an otherwise difficult and time-consuming process easy for us.” stated the condominium manager.

Patriot has always embraced a culture of safety through on-going training and oversight. Safety, like every other facet of a project, is pre-planned. However, the Coronavirus pandemic has added new meaning, and new protocols, to our Safety programs. Rest assured, job site safety in all forms is of paramount importance to us.

Finding ourselves faced with keeping our workers and our building inhabitants safe during the Coronavirus pandemic, we upped our game and implemented the CDC guidelines immediately. Our workers maintain a six-foot distance unless impossible to do so; they wear masks and appropriate safety equipment. They sanitize their tools, machines, vehicles, ladders, doorknobs, as well as cleaning and disinfecting frequently used surfaces periodically throughout each shift. They also avoid sharing equipment. Our workers limit the number of people in small workspace areas such as job site elevators, trailers, and vehicles. Temperatures are taken every morning before entering a worksite. We require everyone to self-report any change in their health and seek the appropriate medical attention.

We employ extensive precautions to make certain that Patriot Restoration is always a safe work environment for all.

Patriot Restoration is nearing completion on the extremely complex and challenging restoration of the three-level parking garage at the Parris Landing Condominium complex in the Navy Yard section of Boston. The project required the demolition, removal, and replacement of over 70 precast planks of varying lengths–some as long as 30 feet and weighing up to a ton. Demolishing the structural members scheduled for replacement without damaging any of the adjoining planks added to the complexity of the project.

The project demanded extreme accuracy both in field measuring and coordinating delivery of the replacement planks. Installing new planks was a very complex operation. Patriot Restoration’s team moved the replacement planks into the existing parking garage then met the challenge of mechanically raising each plank from below to fit into place. Patriot field management had to invent a raising mechanism to maneuver the extremely large and heavy planks into position, and met the challenge of installing each plank with less than inches to spare on either side. Once the new precast structural planks were positioned, reinforcing steel had to be installed before a concrete topping slab was poured to the original garage floor level.

This was difficult, demanding and dangerous work, made all the more complex by the necessity of keeping the parking garage operational during the life of the project. The existing concrete decks, after years of traffic wear, were patched, existing coatings were removed down to bare concrete and a waterproof coating was applied. After light- ing repairs and repainting the interior surfaces the parking garage appeared as close to new as possible.
